Modernization of the Department of Interior

The Department of Interior Building is the national headquarters for the Department of Interior, which includes the National Park Service. The building is over 1.2 million square feet, has a basement with a parking garage, cafeteria, fitness center and a central utility plant, a mechanical level, seven levels of office space and a penthouse. The facility was designed in 1915, delayed because of World War I, and eventually built in 1937.

The purpose of this modernization project is to replace and upgrade the existing heating, air conditioning, plumbing and life safety systems. This is an occupied building being phased over a nine-year period. The facility has 4500 tons of cooling, utilizing cooling towers and centrifugal chillers that also serve the GSA Regional Office Building. There are 51 air handling units and 2300 fan coil units, plus assorted computer room environmental units. The upgrade also includes a new direct digital control system.

The plumbing system includes over 800 fixtures, and water service is provided from three separate locations. There are over thirty sump and sewage pumps in the basement.
Gannett - USA Today Headquarters

The Gannett-USA Today project is the headquarters building for the Gannett Corporation as well as the facility where the USA Today publications are published and transmitted to their printing operation. The entire project is over 1.5 million square feet including the parking garage and is located on over 30 acres of land.

The mechanical systems consist of four 600 ton centrifugal chilled water refrigeration machines, approximately 100 air-handling units, over 800 fan powered terminal units, 200 fans and several self-contained and split system units. There are over 1.5 million pounds of ductwork and over 20,000 linear feet of HVAC piping incorporated into this project. The automation system consists of a digital building management and control system including over 20,000 points and integration with the building electrical power, lighting, and fire alarm systems.

The plumbing systems include over 700 fixtures, 90,000 linear feet of pipe and five interior and exterior water features.
E-Trade Bank

Located in the Ballston Tower in Arlington, Virginia, E*Trade Bank is the nations largest Internet bank. The HVAC and plumbing systems in this project are primarily in open ceiling space exposed to view. Significant attention to detail and aesthetics were required during the coordination and installation of our systems.

The mechanical systems on this project consisted of the renovation of 10 floors in an existing building and included over 8,000 linear feet of piping, 150,000 pounds of ductwork, over 150 tons of refrigeration, ten new air-handling units and dry-coolers, a 1,500 gallon fuel oil system, and a 200,000 cfm atrium smoke control system.
One Freedom Square

This is a new 450,000 square foot, 18 story office building. There is retail shopping space located at street level, while the rest of the building is office space with a primary tenant, Accenture, occupying part or all of twelve floors. Close coordination between Pierce Associates, the design engineer and the other trades allowed for timely construction while maintaining high quality workmanship.

The HVAC system is a chilled/condenser water system consisting of two 800 ton chillers which feed a central air handling unit located on each floor, and two cooling towers which provide condenser water for the chillers and supplemental tenant air handlers located on various floors throughout the building. The plumbing system consists of a central core restroom area on every floor with sanitary and water runouts to tenant kitchen areas. There is also a small health spa, located at the basement level, with shower and locker room facilities.
King Street Station

This office building with retail space and parking garage was tailored to the needs of the tenant. Pierce Associates’ early involvement with the project, in both the design and preconstruction phases, enabled us to keep the cost of the project within budget and provide for the need of the tenant and development team.

The HVAC system included two 500-ton chillers and the related cooling towers, heat exchangers and pumps. Sixteen chilled water air-handling units and 230 variable volume units were installed to meet the tenants air distribution needs.
One Judiciary Square

The District of Columbia Government now occupies this 764,000 square foot building, consisting of 199,000 square feet of garage space and 565,000 square feet of retail and tenant office space. Pierce Associates, working closely with the tenant engineer, Ved Bansel and Associates, helped develop and adapt this building to accommodate the D.C. Government’s requirements. The HVAC system consists of forty-five (45) self-contained units totaling 1760 tons. These units feed, through large round absorbers, air to 1377 variable air volume units, which are directly digitally controlled to allow for individual climate control of the tenant spaces.
Worldgate Mixed use Facility

This 650,000 square foot mixed use complex contains hotel space, a gymnasium with racket ball and tennis courts, a swimming pool, exercise area, several retail locations, and covered garages. This type of facility requires the installation of a wide range of systems, all of which were successfully installed by Pierce Associates. The mechanical systems on this job included two 370 ton chillers, two self contained air-conditioning units, 13 air handling units, one air conditioning units for pool service, and various fans and roof hoods. This wide variety of equipment required excellent coordination and communication to make sure all of the equipment was properly located.
